About National Rental Affordability Scheme

Empower Housing Group is a proud supporter of the Government's National Rental Affordability Scheme (NRAS)

In 2008 NRAS was legislated and 50,000 new homes were approved to provide housing to middle income earners with rental discounts from 20% to 25% depending on the provider. This is a Government program to address housing shortages by giving Mum and Dad investors taxation incentives from the ATO and tax-free cash payments from the participating State and Territory Governments.

  • Buyers of such properties continue to receive the traditional taxation incentives of property depreciation and interest deductions etc
  • The NRAS taxation incentives are in addition to the above and designed to further encourage private investment to address chronic housing shortages
  • Of the current $111,048 (2016-7) in taxation incentives and cash, the Federal Government contributes 75%+ and the States and Territories contribute the balance of 25%+
  • In April each year, the NRAS amount increases or decreases by the CPI
  • In areas of Qld & WA properties can have more than 1 x NRAS housing Incentive
  • Properties suitable for inclusion in a SMSF can also have 1 or more NRAS housing Incentives e.g. Dual Keys
  • The government takes no hold on Title and has no legal or equitable claim over the property
